4. The tenant must inform the landlord in writing of his intentions, as to whether renew or to leave the rented facility, 6 months prior to the expiry of the previous rental cycle.
5. The tenant commits to undertake all the maintenance tasks on the rented property, in order to keep it in good condition thought-out the rental cycles.
6. Insurance policy comprising war risk to be drafted by the tenant covering the rented facility, in which the landlord will be the sole beneficiary.
7. All and any civil works / architectural works, that might be carried out by the Tenant are subject to the landlord prior approval and supervision.
8. Any and all civil works additions that might be carried out by the tenant in the rented facility, will remain the sole property of the landlord as an integral part of the rented facility.
9. The tenant is responsible for all government taxes and municipality taxes and fees related to this rental agreement.
